Market Adjustment Factor
Because municipal evaluations may lag behind current market conditions, we apply a market adjustment factor to each neighborhood. This factor is calculated based on recent comparable sales data and represents the ratio between actual transaction prices and municipal evaluations in each area.
Estimated Market Price
The estimated market price for each neighborhood is calculated as:
